Little break with end of life dogs
Love the place just what we needed the girls could sonter around they enjoy window watching the veranda was fab for us.only thing is it's a bit temperamental to lock and close the bottom doesn't always want to close fully . One other issue no running hot water . But not a complaint just saying for the next lot . Myself and my partner will try again for a wee break next year thanks for having us the dogs had lovely slow walks and rested well ☺️

Pleasant Surprise Find
Accomodation is in charming village of Ardersier, approx 8 miles or so along South side of Moray Firth from Inverness. Morrisons Express in village, amazing cheese shop a couple of miles away, pub 2 minutes walk and even spotted folk club, 200m away.Lovely views, dead easy parking and very quiet spot.Flat was in a renovated,historic building: good info provided. Apartment was large and clean, with electric fire and storage heaters. Sadly someone had previously forgotten to put the output back to zero, so no heat until the mmorning. Enough kitchen equipment for our needs.Sisters bed was deemed very comfortable, however ours (first from outside door) needed attention and frame screws tightening as it was insecure as we got into or turned over in bed. Nice patio and chairs outside. Pleased apartment was on one level with no stairs as one of our party not very mobile.Overall,we made a good choice and would return,for longer than our overnight stop en route sfrom Orkney. Good find and value for money

Excellent
Lovely apartment with everything you need and a perfect location for visiting Culloden, Inverness and the lovely village of Ardersier.A couple of steps from the apartment and you are right by the Moray Firth. Local pub nearby serves great food.

CONTRACT
The party leader must be at least 18 years of age at the time of booking and the booking form must list names, addresses and ages of your party. You are responsible for ensuring that all members of your booking party comply with the Terms of Use (as set out below), however, the Contract for the provision of accommodation is between us and you (as the person making the booking).
PAYMENT
Bookings are confirmed on receipt of the booking form, some bookings pay require a deposit & some payment in full for confirmation. We reserve the right to cancel a reservations where payment has not been made.
CANCELLATION
All reservations booked directly with Midlands’s accommodation “Dolphin Bay Suites” have cancellation of 10 days prior to check in date free of charge. Between 9 – 5 days there is 50% cancellation fee of the total booking charged & 4 – 0 days there is a 100% cancellation fee of the total booking charged.
All bookings booked via a third party website (booking.com / hotels.com extra) – Have their own cancellation policy and the agreement is with yourself & the third party chosen and not with Dolphin Bay. Dolphin Bay is not responsible for any restrictions placed by higher authorities which may affect your booking.
TERMS OF USE
You may access the property from 3pm on the day of arrival (earlier arrivals are strictly by arrangement only).Please note that departure is by 10am on your final day (again, later departures are strictly by arrangement only). We need this time to ensure that the accommodation is ready for your arrival after the previous guests. You must not use the property except for the purpose of a short term let period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period.On departure, you are requested to leave the accommodation in a clean and tidy condition.
USE OF THE PROPERTY
Under no circumstances may more than the maximum number of persons stated and on the web site occupy the property, unless by prior arrangement with the owners. We reserve the right to refuse admittance if this condition is not observed.

You must not use the apartment or the site for any illegal, dangerous, offensive, noxious or noisy activities or behave in a way that may be a nuisance or annoyance to other guests or our neighbours. Ardersier is a peaceful location and we ask that you respect that and our other guests.As such, the playing of music, singing or other excessive noise that can be heard outside of your apartment after 9pm is not permitted.
Smoking is not allowed in any of the apartments or grounds (this includes grass area & the car park) or in the hot tubs. You must leave the property grounds -
LIABILITY
Dolphin Bay, its employees and representatives shall not be liable to you or your party for loss or damage to property howsoever arising unless demonstrably caused by our negligence or wilful misconduct or that of those for whom we are legally responsible. You must take all necessary steps to safeguard yourselves and your property.
CARE OF THE PROPERTY
You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You must not use the properties for any dangerous, offensive, noxious, noisy, immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. Smoking is not allowed in any of the properties or grounds.
DAMAGES & BREAKAGES
You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand (although we would not charge you for the odd glass or plate or wear and tear if proven). Please report any damages via the communication / platform you booked.
SMART TVs AND PAY PER VIEW SERVICES
Guests are reminded to log-out on departure of any pay per view services they access via Dolphin Bay’s media platforms, eg Smart TVs. Dolphin Bay cannot be held responsible for any subsequent financial charges or losses incurred by subsequent guests, who may have used the logged-in accounts of former guests.
RIGHT OF ENTRY
We shall be allowed reasonable right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
COMPLAINTS
Every effort is made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value dearly your custom and want you to return. We will do our best to resolve any problem. This is much easier to do before you leave.
PETS
We only allow dogs, and only when have they been booked in and paid for. £10.00 per dog / per night.

Changes and cancellations to bookings made up to 14 days prior to arrival are without charge.
